JOB SUMMARY
Ensure the proper performance of all necessary maintenance and operational tasks developed to assure maximum life and reliability of all mechanical systems for assigned properties/facilities. Facility is a new 98K sq. ft. facility in the Buda/Kyle area.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
Assist in or conduct the daily operations and maintenance of plumbing, electrical, HVAC and general maintenance requirements of buildings using a computer based work order system
Supervise maintenance staff, assign and monitor maintenance projects
Perform preventive maintenance duties, including changing filters, oiling motors, replacing light fixtures, inspecting/adjusting belts, replacing motor bearings, aligning shafts and annual inspections as directed by manufacturers
Accurately and consistently document time spent performing preventive maintenance or tenant requested work as this will be used for billing purposes
Recommend improvements for the preventive maintenance program on an on-going basis
Develop/maintain effective building specific maintenance procedures using owners preventive maintenance and work order system. Facility is new.
Coordinate maintenance efforts with outside contractors and technicians
Maintain stock inventory control
Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer, owner or tenant concerns
Comply with all applicable codes, regulations, governmental agency and company directives as related to building operations and practice safe work habits
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties
Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES
Plan, schedule, coordinate, and oversee the work of maintenance staff. Ensure team members have appropriate resources to deliver client services in timely, efficient manner. Provide input and recommendations for employee selection, training, and performance evaluation. Provide technical and/or professional advice to team members.
QUALIFICATIONS

EDUCATION and EXPERIENCE
High School Diploma or GED equivalent
5+ years demonstrated experience in a maintenance environment
CERTIFICATES and/or LICENSES
Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses
Must be certified as a Universal Technician for CFC’s
Possess and maintain a valid driver’s license and good driving record with periodic checks
COMMUNICATION SKILLS
Ability to effectively present information to co-workers, building owners and/or supervisors on a one-on-one basis.
FINANCIAL KNOWLEDGE
Requires no knowledge of financial terms and principles.
REASONING ABILITY
Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and/or ABILITIES
Proficient computer skills; familiar with Energy Management System (EMS) programming, Microsoft Word, Excel and fire alarm systems
SCOPE OF RESPONSIBILITY
Decisions made with advanced understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
