Job Title: Maintenance Technician
Reports To: Chief Operating Engineer/Senior Real Estate Manager
JOB SUMMARY
Performs general maintenance of assigned facilities utilizing several trade skills such as plumbing, electrical, painting, roofing, heating and cooling.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
· Performs day-to-day repairs, emergency maintenance, and preventative maintenance on several assigned properties or accounts.
· Assists with troubleshooting and repairs of buildings and building systems to include: plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment and HVAC.
· Assists with installation and modification of building equipment systems and assists in managing construction projects.
· Troubleshoots, evaluates and makes recommendations to upgrade maintenance operations and/or implement savings opportunities.
· Possesses competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
· Responds immediately to emergency situations and customer concerns.
· Inspects buildings, grounds and equipment for unsafe or malfunctioning conditions.
· Maintains and operates fire/life safety systems.
· Complies with all applicable codes, regulations, governmental agency and Company directives as related to building operations and practices safe work habits.
· Performs other duties as assigned.
MINIMUM REQUIREMENTS
· High School Diploma or GED equivalent and 2+ years related trade experience in a building-related trade.
· Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing.
· Possesses and maintains a valid driver’s license and good driving record with periodic checks.
· Proven record of providing excellent internal and external customer service.
· Physical requirements to include stooping, standing, climbing, and frequent lifting of a minimum of 50 lbs. of equipment (pumps, tools, ladders) and ability to safely install rigging/lifting devices.
